What is a timeshare salesperson?

Doug Holland, formerly of Fairfield Resorts in Branson, Missouri, worked with 60 other timeshare sales representatives.  These were men and women in ages ranging from their 30’s to mid-60’s.  Rarely would Doug encounter an unscrupulous, unkind timeshare salesperson. Unlike the Mom & Pop land-sale timeshare companies of the past, today’s timeshare (vacation ownership) companies are owned by large corporations such as Cendant, Marriott or Disney. These timeshare companies are not interested in lawsuits and invest heavily in employee training and discipline. By his own account, a significant number of the timeshare prospects were hostile towards the timeshare sales representatives more so than the reverse.

The timeshare staff was trained from 5-7 days to understand the stresses the prospect may feel on a timeshare tour. The goal that was more important than a sale was not to 'burn a prospect' but to let them leave with a good impression of the timeshare industry.  'Burning them' will not only ensure they never take another tour, it will also ruin their recommendation for any other prospects (friends or family) to come to the 'show'.

Why do some vacation ownership salespersons get pushy?      

High Pressure Tour:  Lack of training, lack of respect for future sales and failure of management can allow a ‘bad apple’ salesperson to ruin it for the conscientious, hard-working 'timeshare show' salespersons in the industry.

How do you deal with a timeshare salesperson who gets pushy?

Timeshare salespersons do not always take no for an answer and rightly so.  Sometimes, the prospect just needs more information and it is the job of the salesperson to guide the client, in a pressure-free way, to an informed decision.  Most of the time, when a prospect feels pressure, it's because they want to buy and it is quite an investment.

However, when all questions have been answered satisfactorily, the ninety minutes have passed, and the prospect's answer is still ‘No’, a reputable timeshare company in Branson, Missouri will end the 'show'.  This leaves a good impression on the thoughts of the prospect, realizing they will buy in the future.  Statistics show that after the third or fourth 'show' (tour), significant numbers of prospects graduate to owners.  To keep timeshare integrity, report the pushy salesperson to management. 

You can't always rely on what other people say about touring or owning timeshare.

Not everyone wants the same type of house, car, clothes and so on. Not everyone vacations the same way, either. For example: Two couples buy the same package, a fixed week, bi-annual. One couple travels to the same place every two years, the other couple always exchanges their week so they can go somewhere else. Is either of them wrong? Of course not. They just have different vacationing styles.

Some complaints heard by people not happy with what they own are not necessarily from fraud.  It may result from buying the wrong type of timeshare package from the wrong company, much like buying a house in the wrong neighborhood. It's not long before you hate the house, just like you would hate the timeshare company.  This is both the fault of the consumer and the 'timeshare show' salesperson. The consumer should work hard to understand what they are buying into and the salesperson should help them understand their own vacation style and what will work for them and if what their company offers will actually fit their vacation needs.

Can you buy timeshare in the wrong neighborhood?

Critic’s claim that 'homes appreciate in value, whereas timeshare does not'. This is oversimplifying.  Home Ownership and Vacation Ownership are different types of investments.  Vacation Ownership is for those who do or want to take vacations and want to stretch their vacation dollars.  When it comes to buying a home, realtors will inform prospective clients, “It’s not the home.  It’s location, location, location!” "As regards to investing in timeshare, a similar principle applies.  “It’s the company, the company, the company!”  and Branson, Missouri has quality companies in which to invest your vacation dollars for the long run.

What is the benefit of Timeshare or Vacation Ownership?

Timeshare, or vacation ownership, enables owners to have quality vacation upon quality vacation with premium accommodations always being available. With like-minded timeshare owners, they have the comfort of knowing a large part of future vacations is already paid for at today's prices - and very often for life!

Who is Timeshare or Vacation Ownership best suited for?  

  • For those people who want to invest in the idea of taking premium vacations (for less than the cost of average travel) for themselves and their families!
  • Flexibility in your schedule (from 60 days or less advance notice, depending upon the exchange company such as RCI), and on where a person will consider vacationing, is the best and most cost-effective way for them to enjoy the benefits of timeshare or vacation ownership.
     

What is the future of Timeshare?

According to Mike Harris of Worldwide Dream Vacations in Branson, Missouri, he says, “This is not your Mom & Pop’s timeshare!  In 2004, Timeshare has evolved by leaps and bounds since its inception.”  In the vacation industry, resorts cannot be built fast enough to fill the demand.  With the arrival of major brand names such as Hilton, Marriott, Disney, Hyatt and Fairfield Resorts, it shows that the idea of timeshare or vacation ownership has been embraced by both consumers and corporations!  Twenty years from now, it will be as easy to accept vacation ownership as it is to own a home.
 

Timeshare is a hedge against inflation.

Why buy Timeshare? At the current rate of inflation (7%), the price of hotels in 30 years is estimated to reach $900 - $1,000 a night!  Remember how Super 8 motels got it's name? It was $8 bucks a night! The first Holiday Inn was $6/night in the late ‘50’s. Just like owning a home, vacation ownership is a hedge against inflation with your vacation dollars.
